Three overlapping regulations are reshaping indoor air quality requirements for UK buildings in 2027. Approved Document F — the ventilation standard under the Building Regulations — is updated in March 2027. The UK Indoor Air Quality Strategy sets out mandatory measurable standards. And the Environment Act 2021 contains legally binding air quality targets. For facilities managers, cleaning contractors and social housing landlords, the combined effect is a significant shift in what compliance looks like.
What is changing in March 2027
Approved Document F sets minimum ventilation requirements for buildings undergoing material alteration — refurbishment, change of use, extension. From March 2027, updated standards apply to any such work, meaning that contractors and facilities teams involved in building works trigger new obligations around demonstrating adequate ventilation and air quality management during and after works.
The Indoor Air Quality Strategy adds a framework of measurable standards across five key sectors: social housing, healthcare and NHS facilities, education, facilities management, and construction and refurbishment. These are not aspirational targets — they form the basis for regulatory enforcement as the framework develops.
Why this matters now, not in March
Equipment decisions, contractor approvals and procurement frameworks take time. Facilities teams that wait until March 2027 to assess their position will be reacting rather than ready. The contractors and suppliers already embedded in compliant processes — with the right air filtration equipment, documented procedures and compliance-linked product specifications — will have an advantage that is difficult to close quickly.
