Quick answer: 240V single-phase is the standard electrical supply across UK commercial premises, offices, retail units, food production facilities, social housing and domestic properties. A 240V pressure washer plugs directly into a standard 13-amp or 16-amp single-phase socket -- no transformer required, no generator needed. It is the most widely applicable power source for professional cleaning contractors working in premises with permanent electrical supply. It is not appropriate for construction sites (110V CTE required) or for high-output sustained applications where 3-phase 415V would be the correct specification.

Where 240V is the right choice

Commercial premises with permanent electrical supply

Any commercial premises with a permanent electrical installation -- offices, retail units, warehouses, industrial units, hospitality venues, schools, healthcare facilities, leisure centres -- has 240V single-phase supply available. For cleaning contractors working in these environments, 240V electric is the default specification: no generator noise, no exhaust fumes, no fuel cost, no generator maintenance.

Social housing -- communal areas, voids and external fabric

Social housing maintenance contractors working in communal areas, stairwells, bin stores and external areas typically have access to 240V supply from the building. Void property cleaning always has 240V supply from the property supply (confirmed live before cleaning begins). 240V electric machines are the standard specification for social housing cleaning contractors who are not working on construction sites or in environments requiring specialist power.

Food production and commercial kitchens

240V hot water pressure washers are the standard for food production washdown and commercial kitchen deep cleaning. The combination of 240V electric supply (clean, no exhaust, safe for use in food environments) and hot water capability (70-90 degrees C for food contact surface hygiene) is the correct specification for food production environments. Petrol or diesel machines are not appropriate inside food production buildings -- combustion exhaust in a food environment creates contamination risk and regulatory exposure. Vehicle and fleet washing -- single-phase wash bays

External cleaning -- softwash, render, cladding and car parks

External cleaning contractors working on commercial and residential premises use 240V supply from the building where it is available. For render, cladding and softwash applications, 240V electric machines with downstream chemical injection capability are the standard. Socket types and supply requirements

240V pressure washers are available in two plug configurations:

  • 13-amp plug (BS 1363) -- the standard domestic and light commercial socket found in offices, retail premises and residential properties. Lower-powered machines (up to approximately 1800W) use 13-amp plugs.
  • 16-amp industrial plug (BS EN 60309 -- blue) -- for higher-powered machines requiring more current than a 13-amp socket can safely supply. Commercial and industrial premises typically have 16-amp blue sockets in plant rooms, wash areas and service areas. A 16-amp blue plug machine cannot be connected to a 13-amp socket without an adaptor -- and using such an adaptor on a higher-powered machine overloads the socket and creates a fire risk.

Always confirm the socket type available at the point of use before specifying the machine. If 16-amp blue sockets are not available and the task requires a higher-powered machine, the options are: install a 16-amp socket (electrical contractor required), use a petrol alternative, or use battery.


Extension leads -- the hidden risk

Using an extension lead with a pressure washer is common on site but carries risks that are frequently ignored:

  • Extension leads must be fully unwound when in use -- a coiled extension lead builds up heat and can cause the cable to overheat and fail
  • The lead must be rated for the current draw of the machine -- a 13-amp extension lead used with a 16-amp machine is a fire risk
  • The lead must be protected from water and mechanical damage -- a cut or abraded extension lead near a pressure washer is an electrocution risk
  • Extension lead length reduces available voltage at the machine -- very long extension leads (over 25 metres) cause voltage drop that can damage motor windings

Where the point of use is more than 15-20 metres from the nearest socket, consider whether a petrol or battery alternative is a safer and more practical choice than a long extension lead.
