Awaab's Law Compliant Equipment
Awaab's Law Compliant Equipment — The Specification for Social Housing Mould Remediation
Awaab's Law (Social Housing Regulation Act 2023) sets legally enforceable timescales for investigating and remediating damp and mould in social housing. Phase 1 in force October 2025. Phase 2 from 30 November 2026. The equipment used for remediation must meet COSHH 2002 standards — mould, classified as a Hazard Group 2 biological agent, requires H-Class extraction with H14 HEPA filtration as the engineering control. This is not guidance. It is law.
The products in this collection are specified against three compliance requirements. Browse by equipment type below:
The three compliance requirements
1. H-Class extraction — COSHH engineering control. Mould is a Hazard Group 2 biological agent. H-Class at 99.995% is the only compliant engineering control for remediation vacuuming. M-Class passes spores through its filter and exhausts them back into the room. H-Class captures and contains them.
2. Air scrubbing — ambient spore control. On-tool extraction captures at source. An air scrubber controls what cleaning activity disturbs and redistributes into the air. The UKCMS Mould-Safe Code specifies air scrubbing as part of the compliant process for occupied properties.
3. Sealed waste disposal — Longopac. Filter exposure during emptying is the most common route to H-Class compliance failure. The GRINDEX range with Longopac sealed continuous bagging seals before opening — no filter exposure, no re-contamination.
